1. About this website
This website is an independent informational page about the Hougang Central mixed commercial and residential land parcel (Hougang Avenue 10 / Hougang Central, District 19), awarded on 14 January 2026 to a CapitaLand–UOL consortium. It is not an official developer website and is not affiliated with, appointed by or endorsed by CapitaLand Integrated Commercial Trust, CapitaLand Development, UOL Group, the Housing & Development Board or the Urban Redevelopment Authority. In this demonstration version the operator shown is a fictional placeholder (Alex Tan — Demo Agent, Example Property Agency — fictional, CEA "DEMO — not valid"). On a live build the operator is the named CEA-licensed salesperson and estate agent, and enquiries are handled exclusively by CEA-licensed real estate salespersons.
2. Nature of the information
Facts on this website are drawn from the conditions of tender, the consortium's public announcement of 14 January 2026 and public reporting, as at the "last updated" date. The project has no released name, unit mix, floor plan, site plan, price list, showflat or launch date. Figures such as "about 835 homes", "about 300,000 sq ft" of retail space and "completion around 2030 to 2031" are the tender estimate and the consortium's stated targets, and may change. Any price expectation quoted is third-party commentary and is not a price from the developer or the operator.
The illustrated map is a schematic drawn from published coordinates; roads, rail lines, park shapes and the site outline are indicative and not to scale. The site marker is placed at the existing Hougang Central Bus Interchange, which lies within the tender parcel, because the development has no postal address yet. Distances are straight-line measurements and are indicative only. Proximity to a school does not guarantee admission.
3. No offer, no reservation
Nothing on this website is an offer to sell, an invitation to treat or a representation about any unit. Registering interest is a request for information and follow-up; it is not a booking, does not reserve a unit and creates no priority. A viewing or showflat request is not a confirmed appointment until confirmed by the salesperson. Purchases, if any, are made only on the developer's official documentation.
4. Use of the website
You may use this website for personal, non-commercial information. You must not submit false or third-party details without authority, interfere with the website, or use automated tools to harvest content. The text, layout and page-owned graphics are the operator's.
5. Enquiry form
The form accepts Singapore mobile numbers only: exactly eight digits beginning with 8 or 9, with +65 shown separately. In this demonstration version the form validates your entries and then reports "Preview checked; no enquiry sent"; nothing is transmitted. On a live build, submission sends your details to the named salesperson as described in the Privacy Policy, and you consent to being contacted about this project by call, SMS, WhatsApp or email.
6. Liability
The website is provided "as is". To the extent permitted by Singapore law, the operator is not liable for loss arising from reliance on information on this website, from changes made by the developer or authorities, or from the availability of the website. Nothing limits liability that cannot be limited by law.
7. Governing law
These terms are governed by the laws of Singapore, and the courts of Singapore have exclusive jurisdiction.
8. Changes
These terms may be updated; the date at the top shows the current version. Continued use after a change means you accept the updated terms.
